Notice of Change to Annual Recertification and Interim Reporting Requirements

This notice is to inform you of an important update regarding income recertifications and rent adjustments.
Effective immediately, Northwest Georgia Housing Authority will transition from conducting biannually (every two years) recertifications to conducting annual recertifications in accordance with HUD regulations.
What This Means for You
- Annual Recertification
- You will now complete one full recertification each year.
- We will notify you in advance when your annual recertification is due.
- Income Reporting Requirements
- You are required to report all sources of income for every household member.
- This includes wages, self-employment income, Social Security, SSI, child support, unemployment, pensions, and any other income.
- You must report any changes in income or household composition within 10 days.
- Interim Recertifications
- You do not have to wait six (6) months to request a rent adjustment.
- If your income decreases, you may request an interim recertification at any time.
- If your income increases, you are required to report the increase as outlined in your lease.
- The Housing Authority may process more than one interim recertification per year as needed.
Our goal is to ensure rent is calculated accurately and fairly based on your current household income.
Failure to report income changes may result in retroactive rent charges and could be considered a lease violation under HUD regulations.
