NWGHA Announces 9% LIHTC Award for Augustus Crossing Affordable Housing Community in Rome

The Northwest Georgia Housing Authority (NWGHA) is pleased to announce the award of competitive 9% Low-Income Housing Tax Credits (LIHTC) for Augustus Crossing, a new 52-unit affordable housing community planned for Riverpoint Place in Rome, Georgia through a partnership with Woda Cooper Companies, Inc.
Located at 0 Riverpoint Place, Augustus Crossing will be developed through a partnership between Woda Cooper Companies, Inc. and NWGHA. The partnership brings together public and private resources and expertise to advance new affordable housing opportunities in the Rome community.
"Augustus Crossing is an excellent example of what can happen when a public housing authority takes an active role in creating new affordable housing opportunities and brings the right partners and resources together," said Justin Jones, CEO of the Northwest Georgia Housing Authority. "NWGHA is proud to have helped advance this project and to partner with Woda Cooper to bring 52 new affordable homes to Rome. The LIHTC award is a significant milestone, and we look forward to seeing this project move toward construction."
The proposed 52-unit, four-story community will feature elevator access and will serve households earning between 50% and 70% of Area Median Income (AMI). The development will include 28 one-bedroom apartments and 24 two-bedroom apartments, with spacious floor plans of approximately 740 and 970 square feet, respectively.
Augustus Crossing is designed to provide residents with a comfortable, attractive and connected place to call home. The building exterior will feature predominantly brick masonry, complemented by a mixture of horizontal and vertical fiber cement siding and covered entryways at all doors. Community amenities will include a covered picnic pavilion and playground, while sidewalks will connect the property to the existing trail path south of the development, providing residents with convenient access to nearby recreational opportunities.
The development's location offers residents convenient access to transportation, healthcare, shopping, education, recreation and other community resources. Augustus Crossing is located less than a half-mile from AdventHealth Stadium, including access to a nearby bus stop. The community will also have trail connectivity providing access to the Redmond Road/Harbin Clinic area.
Within approximately two miles of the community, residents will have access to numerous local amenities, including Belk, AdventHealth Redmond, CVS, Rome High School, the Rome Senior Center, Riverside Park and the Rome-Floyd Public Library.
For NWGHA, Augustus Crossing represents another component of the NWGHA's broader effort to expand the supply of quality affordable housing beyond its existing housing portfolio. Through partnerships with private developers, government agencies and community stakeholders, NWGHA continues to pursue opportunities to leverage its resources and expertise to facilitate additional affordable housing development throughout the region.
