On August 24, 2026, NWGHA held a groundbreaking ceremony for The Village in Cave Spring. We truly appreciate the support of the residents, the City of Cave Spring, and its community members. The project represents a significant investment in the future of affordable housing in Cave Spring. Redevelopment will allow the existing housing to be substantially improved and preserved while incorporating additional affordable housing opportunities for the community.

This project is an important investment in the Cave Spring community and in the families who call this community home. The redevelopment will result in a total $19,002,164.76 investment in this community. We are excited to move forward with a redevelopment that will preserve affordable housing, improve the quality of the existing homes, and create additional affordable housing opportunities. The 9% LIHTC award and RAD conversion make this transformation possible. 

What the Redevelopment Will Accomplish
The project will:

  • Preserve and modernize 52 existing affordable housing units;
  • Convert 20 public housing units through the Rental Assistance Demonstration (RAD) program;
  • Continue assistance for 32 units currently under a PBRA HAP contract;
  • Add 6 new LIHTC affordable housing units, all serving low income households;
  • Provide substantial improvements to the existing residential community; and
  • Support the long-term preservation of affordable housing in Cave Spring.

The redevelopment is being undertaken by Northwest Georgia Housing Authority as Developer and Community Construction Group as General Contractor, and is made possible through the project's 9% LIHTC allocation and other project financing.
